These smaller units don't come up very often!

Industrial Unit to Let. Petersfield. £430 pcm
Unit B, The Old Sawmills, Habin Hill, Nyewood, Petersfield GU31 5HA (midway between Petersfield and Midhurst).
Previously used for storage and the washroom was removed. It currently has no toilet but if your use is other than storage this will be reinstated. 424sq ft with parking space. OMG
It just goes to show how poor the provision for small workshops and units are!

I put the ad up on Gumtree and in a few hours I could have let out 10 units!

After unsuccessfully trying to find a unit to rent for our son whose business is going through the roof, we spoke to the bank manager nicely and have purchased a couple of units near Petersfield. We would have preferred closer to home but nothing available.

Up to now, the only one we could find last year is in Normandy and it is a complete and utter dump - no water or toilets filthy everywhere leaks like a sieve . . . Utterly disgusting and the environment team and/or health and safety would shut the place down if they knew. He pays £800 a month for the privilege of being there.

Not all boys are as lucky as Bill, but it really makes me wonder how any small business can succeed if they have nowhere to work from? This used to be a nation of entrepreneurs - now every employment site is full of empty office blocks. The units that are available have been 'to let' for yonks with no taker because the greedy landlords are trying to let them out at £15 per sq ft - what small business can afford that!

For the last year we have been trying to find out about the 'employment' land designated at the Bordon and Whitehill redevelopment - but they don't want small industrial units either - so look out for another empty office block coming to a town near you. . . .

First firms move in to Liphook’s new business park
The first two businesses have moved in to the new business park on the former Ordnance Supply Unit (OSU) in Liphook.

The redevelopment of the site, from former military base to modern commercial space, is a joint venture between East Hampshire District Council and the Enterprise M3 Local Enterprise Partnership.

Bafta-winning Zen Broadcast and Lumi, a global provider of audience engagement technology, have taken residence in the site’s newly-completed buildings, now called Ordnance Business Park.

EHDC invested £2.5 million into the scheme while the Enterprise M3 LEP added a further £1.6 million.

The site, on Midhurst Road, includes two office buildings and a terrace of three light industrial units.

The three buildings will generate rental income which will be reinvested in local economic development projects and contribute toward the council’s objective to be financially independent.

Sam Hunt, Lumi Head of Global Business Services, said: “Ordnance Business Park is a perfect choice for Lumi. We know the village well and many of our existing employees live locally, so a decision to stay in Liphook was easy.”

Andy Deacon, Zen Broadcast director, said: “We have been looking at various locations along the A3 corridor that would support the expansion of our business.

“The EHDC team, led by Angela Kiwanuka, and M3 Local Enterprise Partnership have been fantastic in recognising how we wish to grow and working with us to make the move possible.

“We were initially looking north of Guildford, however access to Liphook is great and whilst slightly further afield than our prime search area, the serene village has amazing facilities and is an attractive area to bring clients.

“As a company we are very keen to expand whilst helping develop young and up-and-coming talent. One of our aspirations is to work with the local schools, and the newly-developed sixth form college, in raising awareness of the broadcast and music industries and help those who have an interest in media develop their skills.”

Cllr Glynis Watts, EHDC’s Portfolio Holder for Economic Development, said: “EHDC is one of the country’s most business-friendly councils and the redevelopment of the OSU site has been one of our most important economic projects over the last few years.

“We needed more business space in the district and identified this site as an ideal location. It’s been a lot of hard work seeing the project through but it is incredibly satisfying to see new businesses moving in, creating jobs and boosting our local economy.”

Dave Axam, the Chair of Enterprise M3 LEP, welcomed the news. He said: “This is a great result for our partnership with East Hampshire District Council. I am particularly delighted to see how companies from the high tech and creative industries, strong sectors in the Enterprise M3 area, are recognising the benefits for growth and success in locating in this area.”

Cllr Bill Mouland, EHDC councillor for Liphook, said: “We are delighted to welcome these exciting new businesses to Ordnance Park.

“This proves there is a real need for high-quality business space in the district and with some hard work and a great partnership with the LEP we now have this wonderful and successful new facility.”

The new tenancies have been secured by site agents Holloway Iliffe & Mitchell and Churchod & Co.

OMG I've had about 30 inquiries for the unit now. Only put the Gumtree ad up a couple of days ago.
It's going to be really traumatic choosing a tenant and having to turn down everyone else!

I like the quote "serene village with amazing facilities"...ha ha ha ha, with empty shops abound, too many estate agents and places to eat, yes I can see pretty amazing facilities.....NOT!!

I hear that BT can only provide 14Mb ADSL broadband to the new Ordnance Business Park!

That speed will never cope for the business that might want to move there?

I thought that all new-builds, especially ones owned by EHDC should have fibre installed as standard?
